Rent A Room

If i let an empty room to a company Grad or contractor who is most probs not a shooter & almost certainly not an FAC holder.

Do i need to tell the FLO?

& if i do rent the room & spend some of the income on a cleaner who will have access to a key to the house do I need to do anything else?

I think i know what i will do but wanted to benchmark that with views on here :-)

Not sure if the legal standpoints but on my FAC grant the police wanted an occupant list for my house, I would imagine you'd need to update the police with that.

In terms of what they do with that information I don't know however I would imagine they do some sort of vetting / background check maybe?

I would say no - based on I was never asked at any stage, who else lived in my home.

Unless you plan on leaving your cabinet keys lying around why would they?? If they want to be arsey about it, put a lock on the door of the room the cabinet is in.

I have just been through my renewal and was asked for full names and d.o.b. of my wife, and three children under 13.....

Oh well, some plod would argue that you're running a busness from the home as your letting for money. They want to know if that person has their own separate entrance / exit and lockable doors etc. If not then what control do you have over who comes in to the home, pretty well none.

You'd certainly need to tell your insurance company and maybe even mortgage lender too, so on balance I'd play safe rather than have someone interpret the rules in a way you may not like.

I was thinking along these lines a few weeks ago when we staying in a b&b on holiday. We had a key to the front door and could come and go as we please. At me meeting for FAC I was asked who lived in the house, names dob, and who had access to keys to the house. I was thinking if you ran a b&b you may struggle to get a ticket.

Put a lock on the door with the cabinets in. It's one extra lock the bad guys have to get through regardless of if you have a lodger or not.

If they still don't like that, stick a camera in there that alerts you when anyone enters the room too. That way you will know straight away if anyone has been in there.

I know of a few people who run B&Bs and have FACs.
